Know Before You Buy

Types of Land in Ghana

Understanding what you're buying is the first step to buying safely.

Freehold (Allodial)

Absolute ownership with no time limit. Rare and most secure — typically held by traditional authorities.

Leasehold

Fixed-term lease (typically 50–99 years) from a landowner or the government. Common in urban areas.

Stool / Family Land

Land held communally by a family or stool. Must be properly documented and registered to be safe for building.

Common Land Fraud Warning Signs

  • Sellers who pressure you to pay quickly or pay cash
  • Plots with "verbal agreements" but no paper trail
  • Land without a site plan registered at Survey Department
  • Indentures not yet registered at the Lands Commission
  • Multiple copies of a title deed showing different owners
